Default New Deck build

Wanted to stop hijacking Rob's thread for my build. I'm looking to tear down my 12x20 deck and rebuild and also add 515 sqft of stamped concrete patio with 12'x 1' retaining wall on each side and an integrated stone fire pit.

Here are the companies I have hired and their bids thus far.

1. A handyman and a greenthumb- $14k.
2. Elite Fence and Deck- bidding this Friday
3. All weather decks- $23k
4. Forgot name- $21k.
5. Forgot name $16k.

I will keep you all posted.
So far the bids are for the new deck to spec 12x20 PT with black spindles. The posts, joists and handrails are cedar.

Stamped concrete with 1 pattern and 1 color.

(2) 12'x1' stone retaining wall with same stone fireplace.

All weather came in today. $23k with some minor differences. It was the first bid so we didn't have exacts down. Theirs is for composite deck (evergrain), basic broom brush concrete slab, no retains wall, no fire pit but under deck draining system.

Are you looking for one company to do it all? I have an excellent concrete guy.

Jon Barnett - 913-203-9582 , him and a few guys work for a company full time during the week, and do side work on the weekends. They did my driveway, and Pad for my garage.

Yeah I am. I'm looking to have one company that can coordinate amongst themselves. When multiple contractors get involved, albeit only two, it's annoying. And with a 2 year old and my son due to be born by the time this starts, the less stress the better.

Got the bid back from Elite. Came in at $8k for deck only including tear out of existing. They don't do concrete or retaining walls but they said they know a few concrete companies that bid around $5k for the concrete. I really like Elite and their work, but I really don't want to manage 2 different people.

So now it's between Elite and (concrete to be chosen) vs A Handyman and A Greenthumb. Bids are relatively close and AHM, can do all the work in one company.

So the concrete elite uses is owned by a friend from HS, he knows the Elite crew well. So I think I might go with them. Especially after the friends discount.

I've been planning to do a stamped concrete patio this spring and should have the cash saved up by then. Does the 5k for the concrete work include the retaining wall and stone fireplace?

So it works out to be about 10 dollars a square foot?

Wish you were getting it done before May! Would really like to see the build sooner!

The $5k includes just the patio. The wall is another $700 and I'm not doing the fire pit. I'm just going to do a standalone propane one.

We have a stand alone propane one from Lowes, I would not recommend it. You can barely feel the heat unless you are within inches of it.

This is the one we have : https://www.lowes.com/pd/Bond-Canyon...olumn/50037280

That doesn't really concern me too much. The whole built in I feel would be a PITA to maintain and if not done properly can mess up the underlying slab.

Having a firepit that actually puts off heat doesn't concern you? Then whats the point of having one? I'm not saying you should go with a built in, I'm just saying the propane stand alone units (at least ours) is worthless.

I mis-spoke. I want output yes. But I don't want a built-in wood burning. i'm not a fan of the clean up, maintenance and other aspects of wood burning. Built in gas would be may more in cost than the benefit and value to the house so a standalone is what we're looking for.

We are scheduled for early June. The company we chose is pretty booked, but this gives us time to hopefully get a schedule established with the new little guy before the mayhem starts.

Also I currently have 35-1 odds I step in the wet cement and 15-1 odds that I drop my phone in it trying to snap pics. Finally, 100-1 I fall out the back door not remembering the deck is gone.

Putting in my new back door that had a rotted frame tonight. The deck and patio company is coming tomorrow or today to go over color options, patterns and deck design. Looking at start time day of about Wednesday weather permitting it doesn't start raining like it's freaking supposed to.

Still in scope to redo the entire deck to current spec, 650 ish sqft of stamped patio, 20 ft sitting wall on one side and sloping stone retaining wall on the other side that is replacing a wooden one. Kid gate at top of the deck stairs.

Some before photos. The top is the topside of the deck. You can see the rot, damage and warping.

The bottom is the ground level. The current pad is stained, cracked and not very big. The garden houses new animals every year. Last year it was feral cats, this year it's a large black snake. Which is fine because my vole problem is gone.

The the white lines is caulk for the siding seams before painting.

The top image is before the sealing. Bottom pic is the small area I could get from the basement door.
