Default AC repair question

Home Ac unit

House is 7 years old, 1200 sq ft main floor and roughly 800 sq ft unfinished basement.

Evap coil went out last year and we had replaced.

This year the outside condenser coil has developed a leak that's not repairable in its aluminum channels.

It's a york system , 13 SEER 2.5 ton unit
3 different companies have come out -

# 1 - replace outside unit with a similar 13 Seer rheem for $2500 including labor.

# 2 - system undersized and needs larger Unit (trane), furnace etc $6200.

# 3 - replace with 3 ton unit $2,400.

I've thrown # 2 out because I feel like he was out for blood.

How do I know if my unit isn't sufficient?

What to do?

Well, is/was your old unit keeping up? If so, it's size is fine. Good job throwing out number 2. Having an aircon that is too large will cool the air fast, but won't run long enough to get enough air exchanges to dehumidify the air. The best theiritical size with no margin is to have a system than runs non-stop at the peak of the hottest of the hot day. That will give you the most comfortable air quality.

What to do?
Bob Hamilton will do a free energy assessment on your home and tell you if your current unit is sufficient.

I would imagine other HVAC companies do this as well.

That is the best indicator - if on a hot hot day you can kick it down a couple of degrees and the a/c will cool the house then it was fine - if it has a hard time keeping the house cool in the heat of the summer and barely keeps up or can't cool to your thermostat set point get a slightly larger unit (go with the 3 ton vs the old 2.5 ton). There really isn't anything more to it....

Since the A-Coil inside is new I would just replace the compressor/condenser unit outside. Also I'd try and figure out how the exterior unit got a hole in it - if it was hit by rock from the mower, a string trimmer, etc. Might want to raise it off the ground 6" or so to prevent that in the future.

I would go with Goodman. They are cheap easy to work on and have very few problems.

Yeah, and I would think it had to be a shit unit to fail that quickly. All of the places I have lived with modern systems they have been going strong for 15 years with only minor ticks.

As for size, if if blowing out in the 50s when the house is set to 80 or below you have more than enough. If the air coming out of the vent is 20 degrees cooler than the intake or ambient* air then youre good.

*ambient meaning temp inside the house. We had a thread a while back where some idiots were claiming that ac units could only cool 20 degrees from the outside temp.

I don't remember the date of the cut off. Was the original unit an R410a unit?

It's kinda hackish and used as a last ditch effort on stuff that still runs but still on the way to the scrap yard, but you can use leak stop to seal the leak and top off with r22. Depending on size of leak. You can also go with nu22b but will lose some performance of r22. I think around 12% less.

It had a 5 year warranty. It "could" have had a 10 year warranty but the installer did not register it. We were unaware of this till it failed, shortly after it failed we got a class action notification against York for shitty copper coils. It is a York System.
